Roof Systems

EPDM Roof Systems

Ethylene propylene diene terpolymer is a synthetic, cured, black rubber compound that provides outstanding weathering characteristics. It is a thermo set membrane that recaptures its shape after stretching.  EPDM maintains its physical properties for decades. EPDM can be purchased in different sizes from 10 to 50 feet wide and up to 200 feet in length. The membrane can be reinforced and comes in thicknesses of 45, 60, 75 and 90 mils.

The cost of installation varies from system to system and from job to job.  However, EPDM roofing systems offer the greatest economic value in the low-slope commercial roofing industry. EPDM roofing systems can be installed in a variety of ways, fully-adhered, ballasted and mechanically attached to suit specific building needs. Warranties can be offered up to 30 years for some specific EPDM systems.

Characteristics of EPDM roof systems:

PVC or Polyvinyl Chloride

PVC or Polyvinyl Chloride commercial roofing systems have a longer proven track record than any other thermoplastic (heat welded single-ply) roofing system available. PVC is very flexible to the changes in weather and expands/contracts well with the roof system. PVC can be purchased in large sheets varying in width from 5 to 10 feet, and can come in lengths up to 100 feet. The membrane can be reinforced and ranges in thicknesses of 45-120 mils. Warranties can be offered up to 20 years.

TPO or Thermoplastic Olefin

TPO or Thermoplastic Olefin commercial roofing systems are single-ply roof membranes constructed from ethylene propylene rubber. The material is designed to combine the durability of rubber with the proven performance of hot-air weldable seams. TPO is environmentally friendly and safe to install with good flexibility to allow for building movement. TPO is available in white, light gray and other specialty colors with thicknesses of either 45 mils or 60 mils. The width of the membrane is six to twelve feet and is one-hundred feet in length. TPO membranes are installed fully-adhered, mechanically-attached or ballasted and offer warranties up to 30 years.

Modified Bitumen

There are two general types of polymer modified bitumen membrane roofing systems, atactic polypropylene (APP) and styrene butadiene styrene (SBS). These polymer modified membranes differ in chemical characteristics. Both modified bitumen membrane types are thick, heavyweight membranes that are reinforced with either polyester, fiberglass or a combination of both. Modified bitumen membranes commonly come with a factory applied mineral, granule surface or an approved coating which is applied after the product is installed.

Modified bitumen roofing systems offer the redundancy of built-up roofing with the added strength, flexibility and UV resistance of a modified bitumen membrane.  Installation of modified bitumen is generally by cold adhesive, self adhered, heat fusion, hot asphalt or mechanically attached.

Built Up

Commercial roofing projects can use a variety of roofing materials. Built-up roof (BUR) membranes are composed of layers of asphalt bitumen which serve as the waterproofing component of the membrane. Bituminous membranes are installed in multiple layers.

Three to six layers of bitumen are applied between layers of reinforcement.  Fiberglass ply sheets are used to compose the "built-up" membrane. The built-up roofing surface is commonly covered with a layer of pea gravel set in a flood coat of bitumen or coated with an approved coating. Warranties can be offered up to 25 years. Built-up roofing is the oldest, proven roofing system used today.

LEED Roofing Systems

Leadership in Energy and Environmental Design Roofing Systems (LEED) has become the trend. The United States Building Council developed this voluntary consensus-based standard to promote building that is environmentally friendly. The LEED requirements are based upon several general factors which include water conservation, energy efficiency, renewable energy, material selection and environmental quality. High-performance cover boards with gypsum-based products that have been rendered water and mold resistant are being used more frequently in LEED Roof Systems. Many of the products used contain high levels of recycled materials, assisting in the procurement of LEED credits.
